July 02, 2007 —Landmark Management, Ltd., was formed in 1990 by Bob Rains and John Carney. Together, they have combined more than one-half of a century of real estate development, financing and management expertise into a company that acquires, redevelops and manages national historic landmark buildings.
Bob Rains and John Carney are attorneys. In the mid-1970's they began real estate development with a tennis club in Strongsville, Ohio. Since that time they have developed, owned and managed projects from South Carolina to Ohio. These have included shopping centers, office buildings, recreational centers, condominiums and apartments. Since 1990, they have focused principally on redevelopment of national historic landmark structures.
Landmark's initial project was the relocation of the downtown Cleveland City Mission and the redevelopment of the Mission's previous headquarters into 54 luxury apartments and 8,000 square feet of street level retail space. This $6 million project took 2 years to complete, and was the first significant redevelopment project in Cleveland's Historic Warehouse District.
Since then, Landmark has developed more than $100 million in similar projects. These projects have been consistently successful both in creating first-class residences and revitalizing street-level retail. This combination has been essential to the revitalization of Cleveland's downtown neighborhoods. From its inception, Landmark has been committed to the preservation of significant urban buildings in a manner consistent with both their viable commercial redevelopment and the often conflicting mandates of the State Historic Preservation Office and The National Park Service. Each of Landmark's projects has required satisfying stringent standards for maintaining the historic fabric of the structures involved. At the same time, the structures have incorporated modem design and equipment in a manner that allows economic success.
The goal of successful management is tenant retention and satisfaction. Landmark has been committed to active owner/management of all of its properties. It has a full time leasing staff and on-site custodial and maintenance personnel.
