A Project Description
February 01, 2004 —The Colonial and Euclid Arcades were built between 1890 and 1911 and are located among a cluster of buildings at 510-530 Euclid Avenue in the heart of downtown Cleveland extending south from Euclid Avenue to Prospect Avenue. The complex consists of approximately 337,000 square feet of mixed-use space. Its arcades serve as primary pedestrian linkages between the Gateway entertainment/sports district to the south and downtown shopping and Public Square to the north. The entire property is listed on the National Register of Historic Places.
This project includes complete exterior and interior renovation to achieve a mixed-use development to be anchored by a Marriott Residence Inn.
The complex is composed of seven buildings, clustered along two parallel shopping arcades of extraordinary quality and architectural significance. The arcades are 400 feet long, connecting Prospect Avenue with Euclid Avenue.
On the south end of the Arcades along Prospect Avenue is the Prospect Hotel Tower, a seven story structure, which was once a grand hotel. This project returns the tower to hotel use, combining historic rooms to make one and two bedroom suites. The original entry, lobby, lush hearth room and formal ballroom will be restored to their original grandeur. The hotel will have a total of 176 suites.
On the north end along Euclid Avenue are the two Euclid Avenue Towers, the six story Euclid Tower and the five-story Colonial Tower. These buildings will be internally connected to each other and converted to additional one and two bedroom suites. Two story suites will be available at the top of the Euclid Tower with a downtown view in three directions. Penthouse suites will occupy a large skylight structure at the top of the Colonial Tower and will feature outdoor private decks.
The Colonial Arcade and the Euclid Arcade run parallel to each other from Euclid Avenue through to Prospect Avenue. They occupy the first floors of the towers at the streets, and are covered with ornate skylight structures between. These buildings are the real gemstones of the project.
The Colonial Arcade is a two-story structure. The elaborately detailed second story walkway surrounding and opening to the arcade below creates a dramatic and delightful sense of space and light. Along the Colonial Arcade on both sides are two levels of glass storefronts for maximum visual exposure of adjacent spaces. First floor spaces will house retail and second floor spaces will house a mix of hotel suites and hotel services (meeting rooms, etc.). The Euclid Arcade is a high barrel-vaulted structure, clad entirely in a richly detailed cream colored terra cotta (floor to ceiling) with marble floors. Skylights, which are currently roofed over, line the top of the barrel vault along the arcade's entire length. These skylights will be restored, creating a riot of natural light in public and retail spaces. The Euclid Arcade will provide amazing "before and after" photographs. Finally, a new 25 foot wide connector will be built between the Colonial and Euclid Arcades at mid-block to link the spaces.
Adjacent to each of the arcades at a mid-point location are Mid-Block Towers. Along the Euclid Arcade is the five-story Euclid Mid-Block Tower, and along the Colonial Arcade is the four-story Colonial Mid-Block Tower. These buildings will be fully restored on the exterior and a new structure with hotel rooms will connect the Prospect Tower to the Euclid Mid-Block Tower.
At the basement and first floor levels all seven buildings are interconnected. Most of the basement will be used for parking, providing 181 parking spaces. Parking areas are accessed via ramped entry and exit alleys off Prospect Avenue. All first floor spaces are accessed from the two shopping arcades and/or the streets.
